Planning Commission to discuss proposed 32nd Ave. NMU on June 23rd

Please attend the upcoming Planning  Commission meeting at City Hall on Tues. June 23rd at 6:30pm.  The meeting may be attended either virtually or in person, but there will be a limit on in person attendance.  Many people have submitted their comments, but more comments need to be submitted for this meeting. This structure will be precedent setting for all structures in the NMU zones.

The meeting will discuss the proposed NMU in 32nd Ave and Olsen Street in the Ardenwald/Johnson Creek Neighborhood.  This proposal requests 3, Type III, variances: 1) To extend the height of the building to 51’1”; 2) To waive the access restriction to the building within 100’ of the an intersection; 3) To require only 17 parking spaces vs the 27 that was initially required for this project.  This spot is also listed as a DEQ site with conditions. It has a history of use as a gasoline station and most recently as an autobody shop.

The proposal will add a 1 story, 1 unit apartment, contain 20 – 800 sq ft units, and contain 3 retail spaces: ~1356 sq ft.  One of those retail spaces is a property management office for the building, the other 2 spaces equal ~ 1085 sq ft including 2 bathrooms, so 2 retail spaces about the size of a small living room.
